Holiday Rental Terms & Conditions

We ask that you please read these Terms & Conditions carefully and in full.

We appreciate guests will respect our

property but your booking is subject to the following Terms & Conditions. Variations to T&C may only be made in agreement with Keppel Shell House Pty Ltd in writing.

1. DEFINITIONS

1.1. “Booking” means the period for which you have stayed or intend to stay.

1.2. “Property” means The Shell House or Keppel Shell House Pty Ltd and all it’s fixtures, fittings, and equipment.

1.3. “Management” means Keppel Shell House Pty Ltd.

1.4. “Guests” mean the persons who stay overnight at the property.

1.5. “Visitor” means a person permitted to visit the property during the booking.

1.7. "Children" means a child aged between 0 and 13 years.

2. GUEST RESPONSIBILITY

2.1. Payment of deposit constitutes the acceptance of these Terms & Conditions.

2.2. If a guest is booking on behalf of other people, the person booking the accommodation is responsible for the property and costs, and for the other guests being made aware of house rules and Terms & Conditions.

2.3. You must be 21 years of age to book with Keppel Shell House Pty Ltd.

2.4. The Shell House is not available for end of school celebrations (Schoolies), bucks or hens parties.

3. PAYMENT

3.1. We accept payment via direct debit to Keppel Shell House Pty Ltd, BSB 112 879, Account 426 830 263.

3.2. A deposit of 50% of the full tariff is required within 48 hours of confirmation to secure the booking with

balance due 30 days before arrival date.

3.3. If the arrival date is within 30 days of your booking date, full payment is required.

3.4. In the event that payments are not made on time, Keppel Shell House has the right to re-let the property and cancellation policy will apply (section 11).

4. REGISTRATION AND SECURITY DEPOSIT

4.1. Keppel Shell House requires a security bond in the form of a pre-authorisation (a temporary hold making these amount unavailable to the cardholder until the charge is cleared after 7-10

days) on your Credit Card of $500. .

4.2. The guest responsible for the booking must register credit card details at least 24 hrs prior to arrival for pre-authorisation to gain house access.

4.3 This payment may be used to cover excess cleaning, excess internet downloads, any breakages or damage, replacement keys, excess garbage, emergency call out fees to tradesmen.

4.4 Guests will be held liable for any charges arising from, (but not limited to) the incidental items outlined in section 4.5 that are over and above the bond amount held.

4.5 Management will notify the guest prior to using this pre-authorisation. 

5. NUMBER OF GUESTS

5.1. The maximum number of guests must not exceed 10. 

5.2. Parties and Functions are prohibited at Keppel Shell House properties without prior written approval. Function fees will apply with permission.

5.3. Additional visitors to the property must have prior approval from management. Additional fees may apply. Additional bond may also be held.

6. CHECK IN, CHECK OUT AND PROPERTY ACCESS

6.1. Our check in time is 2pm and check out time is 10am.

6.2. Early check in and late check out times may be requested and if available, the additional day rate is $300.

6.3. We reserve the right to alter check in and out times in unforeseen circumstances but will make every effort to ensure the property is available as booked.

7. SMOKING

7.1 Our property is a non-smoking property. Please be mindful of the island environment and do not discard butts on and lawns, gardens, beaches or bushland.

8. FIRES

8.1 Unless in our designated fire pit (applicable season, with management permission) fires are not permitted on Great Keppel Island at any time.

8.2 Fire pit will be available between May and August. Please see management. 

8.3 To protect native birds and animals please don’t collect wood without checking.

9. CHILDREN

9.1. We welcome your children but need to know they are coming and their ages.

9.2. Visual supervision of children is required. Native wildlife in the area can be a danger and the waterways may have large tidal variations – please be vigilant.

9.3. The Shell House/Management do not accept liability for the wellbeing of any children staying or visiting Keppel Shell House.

10. PETS

10.1. Please leave your pets at home and enjoy the local fauna and bird life that frequents the property, so unless otherwise approved, we have a no pets policy.

11. CANCELLATIONS AND VARIATIONS

11.1. Where a guest elects to cancel the booking inside 60 days, any monies paid will be forfeited in lieu of the property being re-let for the same period.

11.2. Keppel Shell House will make every reasonable effort to re-let the property for the time frame and if

successful, will refund to the booking party all monies paid.

11.3. Keppel Shell House will consider a postponement for changes to bookings outside 30 days before arrival without penalty.

11.4. Keppel Shell House reserves the right to cancel any booking if we deem the group to be not suited or if the booking is in breach of any of our Terms & Conditions (you may lose all monies paid).

12. EVENTS OUTSIDE OUR CONTROL

12.1. Keppel Shell House is an eco-off grid property and from time to time may experience events beyond our control such as power outages, flood, fire, lightning strikes and other unforeseen

circumstances. No refund is applicable in these circumstances.

12.2. COVID-19 - In the event of a Covid-19 related Government order preventing travel, Keppel Shell House will offer a booking postponement. If the guest elects to cancel, Keppel Shell House standard cancellation Terms & Conditions will apply.

13. AFTER HOURS CALL OUTS

13.1. If a member of our staff is required for onsite assistance outside normal trading hours of Monday to Friday 9am - 5pm, that is the result of no responsibility or fault of Keppel Shell House, a call out fee of $100 and hourly rate of $50 may be deducted from your security deposit.

14. LOSS OR INJURY

14.1. Keppel Shell House take no responsibility for any personal injury that may be incurred whilst staying at

the property. Guests need be aware there is no resident Doctor on Great Keppel Island.

14.2. Keppel Shell House take no responsibility for guests’ personal property. Property left at the house that needs to be returned will be sent via Australia Post at the guests cost. 

14.3. Any property left behind for more than 14 days will be donated to a charity of Keppel Shell House's choice where appropriate.

15. PERSONAL INFORMATION AND PRIVACY POLICY

15.1. The personal information obtained from this website is used, where you have so requested: To provide

products and services to you, to provide you with information, and to send newsletters or other communications to you.

15.2. We do not pass guest details on to any third parties or external entities.

16. QUOTING POLICY

16.1 All quotes received from Keppel Shell House are valid for a period of 30 days.

17. INSURANCE

17.1. Keppel Shell House recommends that you obtain travel insurance.

18.THIRD PARTY BOOKING SITES

18.1. Bookings made via a third party booking site (e.g. Booking.com, Airbnb) are subject to the Terms and Conditions of that booking site.

19. The Shell House MOORINGS

19.1. We have 2 complimentary commercial (red) moorings available for overnight guest use, subject to meeting conditions of use.

- Moorings are not available to the boats of guests visitors

- Boats may be up to 20m in winds of under 30 knots. The moorings may become unavailable in storm

or cyclone activity.

- Tidal variation in Keppel Bay can be large, sometimes 5m. It is the boat owners responsibility to check tides and ensure the safety of their boat.  Note: there are times when there may be less than 1m of water at the moorings.

- We take no liability nor responsibility for the safety of guests boats, guests using their boats or property on boats.

- It is understood that guests boats using The Shell House moorings are fully insured for loss or damage to themselves or others or their own or other vessels. It is a condition of use that guests carry and supply a Certificate of Currency for insurance.
